After the deed: what to do

Utilities and suppliers

Once the deed has been signed and the keys collected, the operational phase begins: the passage or activation of utilities must be managed.

  • Electrical energy.
  • Gas.
  • Water (if not included in the condominium expenses).
  • Internet and telephony.
  • Any alarms or ancillary services.

  • Check with the seller if transfers are necessary (takeover of existing contracts) or new activations, and organize everything in time to avoid entering the house and finding it "off".

    Registrations, Residency & Communications

The main registrations are taken care of by the notary, but there are some tasks that depend on you.

  • Change of residence: if the property is the new main residence.
  • Communications to the condominium: contacts, contact details, methods of payment of expenses.
  • Any tax returns: for concessions or bonuses, if applicable.
  • Maintenance, checks and planning of works

In the first few months, it is useful to observe the house: how it behaves in the different seasons, if infiltrations, problems with the systems, comfort criticalities emerge.

Based on what has been detected, you can plan maintenance or energy improvement interventions, evaluating time, costs and priorities.

In summary: a well-managed real estate sale is not just a question of price. It is a path made up of planning, documents, verifications, numbers and informed decisions. Surround yourself with serious professionals (agent, technician, notary, consultant is the best way to transform a complex operation into a manageable and sustainable project over time.
