MLS stands for "Multiple Listing Service." This is a database in which all properties for sale and rent are listed by MLS Europe's accredited real estate agents. This digital platform allows buyers and sellers to contact real estate professionals.
No. Only exclusive mandates are authorized for distribution within the MLS. Regular checks are carried out by the MLS authorities, non-compliant mandates are removed from the file, and offending agencies are sanctioned, or even dismissed.
Yes, this is one of the major advantages of the exclusive MLS multi-broadcast® mandate: your principal will be your sole interlocutor throughout the duration of the mandate, guarantor of the proper distribution of your property, and your sole representative to the of all the other MLS agencies. So choose your agent according to your own criteria.
Yes. Statistics show that properties with an exclusive multi-distributed MLS mandate are sold on average 20 to 25% faster than properties with a single mandate.
No. You are only committed to your agent for the duration of the exclusivity clause provided for in your contract. If you are not satisfied with the work done by your representative at the end of the term, you can choose to entrust another multi-distributed exclusive mandate to another MLS agency.
No. The possibility of authorizing the distribution of your property on the communication media of all other agencies is one of the advantages of the MLS. However, this is not an obligation. As per your wish, make sure that your agent has authorized, or not, this broadcast.
No. The amount of the transaction fees is shared between the agency holding the mandate and the one that brought the buyer. Each agency thus represents each of the two parties in the negotiations. The conditions for sharing fees are provided for in the MLS rules.
Yes. Thanks to the MLS, you can choose to use a single agency that you trust to organize property visits from all other agencies. To this end, we invite you to sign at the beginning of your Search for a search mandate with your favorite agency.
Yes. Each agent agency within the MLS is obliged to propose to the principal all the purchase offers received by its colleagues. In the event of simultaneous offers, the principal will have all the offers in order to choose, with the advice from your representative, the one that seems to him the best. The agency(ies) that have obtained the various offers from their clients may request to be present during the presentation of the offers.
