Where to Search Effectively

Today, properties are located on multiple channels, but not all of them have the same level of reliability and transparency.

  • Real estate portals: great visibility, but beware of duplication, copy-paste ads and unverified data.
  • Structured MLSs: networks of agencies that share properties and information, with standards and controls.
  • Qualified local agencies: they know micro-zones, real dynamics and market history.
  • Off-market: properties not yet advertised, often shared between professionals.
  • How to read an ad critically

    Not all ads are created equal. Some are clear, others are made more to attract contacts than to inform.

    Signs of good news:

  • Explicit and consistent square footage.
  • Present and legible plan.
  • Photos that show all environments in a realistic way.
  • Concrete description (plan, exposure, status, expenses).

  • Caution signs:

  • Absence of plan.
  • Few, confusing photos or focused only on details.
  • Generic descriptions: "unmissable opportunity", "deal of the moment", without technical data.
  • Smart search strategies

    If you are only looking for "the perfect house" you risk never finding it. If you reason in scenarios, however, you can find real opportunities.

  • Houses with deliberate works: if the condominium has already faced major works (roof, facades, elevator), reduce the risk of future extraordinary expenses.
  • Evolving areas: neighborhoods that are improving in services and connections can offer attractive prices today and potential growth tomorrow.
  • Properties to be customized: if the structure is good, a property to be modernized can become an excellent deal compared to one that is already "turnkey" but priced at the maximum.
