Description
Residential park zone: Excerpt from the urban planning regulations of Special Development Plan No. 48ter (Full text available upon simple request)
1. Purpose
Any use other than an open-plan residence is prohibited, except for the practice of a liberal profession, architect, lawyer, doctor, or statutory auditor, by the resident, provided that the premises used for such profession do not exceed 40 m² of floor space per dwelling.
2. Building location
The location is free within the area whose perimeter is defined by:
- a setback of at least 8 m from the front alignment;
- a lateral setback of at least 5 m from the property boundary, with L = H (L: minimum 5 m - H: height under the cornice relative to the natural ground level, at the property line).
Within this building area, land occupation is limited to:
- above ground: 1/6 of the net plot area (OS: 16.66%);
- underground: 1/5 of the net plot area (OSS: 20%).
3. Size
The maximum height is two (2) stories above ground floor, i.e., three (3) levels or a maximum height of 10.50 m (3 x 3.50 m). This height is measured from the foot of the facade wall located at the lowest point of the land to the upper edge of the cornice and, around the building, this height may not exceed 10.50 m at any point.
Parts of the building with a facade slope between 70° and 90° from the horizontal are included in the height calculation (e.g., Mansard roof).
For ground floor plus 2 floors (3 levels), the roof slope is limited to 25°. For others, the roof shape remains free, but the volume and ridge height are limited by the maximum size determined above.
No superstructures are permitted on flat roofs.
4. Appearance and materials
No restrictions are placed on building materials. However, the use of materials is subject to compliance with the harmony and aesthetics of neighboring buildings.
Roofs must be made of natural or artificial materials similar in tone to those of neighboring rooftops.
For proper attic development, dormer windows, sloped frames, and skylights are allowed. Dormer windows are permitted at a rate of 2 maximum per 5 m of roof slope. Each may be up to 1.60 m wide, and the space between dormers and to the roof's side limits is at least 1 m.
Terraces are also permitted provided they are perfectly integrated into the roof structure and the width of the terrace does not exceed 2/3 of the roof slope's width, with a maximum width of 4 m per terrace.
